This letter is from lender to the potential borrower confirming that the borrower’s credit and income have been verified. This letter can help ease the process of house buying, because it confirms with the seller that the buyer is not only serious, but also qualified to obtain the financing they need to complete the transaction; however this letter is not binding on the lender as the loan is still subject to an appraisal of the house or the property.

Home sales in Ontario set a new record in August 2016

• In the month of August 2016, Residential sales are up 17.2% compared to a year earlier.

• In Ontario, New listings had a decrease of 3.2% compared to last year (numbered 28,562 units in August 2016)

• Average price of houses in the province rose 16.2% in August 2016, compared to a year earlier.

• Only 2.1 months of inventory was left  at the end of August 2016.

The Average price of Ontario Houses in July, 2016 went up 13.9% compared to a year earlier. Residential sales also went up by 1.1% in July, 2016 compared to year earlier. Only 2.2 months of inventory was there at the end of July, 2016.

Importance Of Home Appraisal

When you are refinancing or buying your house, many mortgage lenders will require a professional appraisal before they can approve your mortgage on the house. This is done to ensure that the house is actually worth the money they may be lending you. This appraisal is done after the house buying  contract is signed. Ideally the appraised value should match with your offer price but if the appraised value comes lower, it could jeopardise the financing.
